Maximise your tax depreciation

As an investor, you want to ensure that your investment is returning every dollar that it possibly can.

Ensuring that your property manager has the right tenant at the right price is one component of this, but it’s also important to check that you are able to claim maximum deductions when it comes to tax time.

We strongly recommends that all landlords organise a tax depreciation report when they purchase property, regardless of the age of the property.

It is a common misconception that older properties don’t have any depreciation value, but a report will prove that there are still some dollars in those walls – regardless of the property’s age.

It is not uncommon for an older property to still offer tax deductions which add up to several thousand dollars.  This is because a tax depreciaton report looks at every item in the property and uses a specific depreciation model, consistent with the ATO’s requirement, to attribute value.

A tax depreciation report will also allow you to plan for the future and estimate with confidence, the real cost of investment, week by week, month by month.

Our clients have always been delighted with the additional money in their pocket they have received after organising a tax depreciation report.

Winning the best tenant

Presentating your property professionally is one of the secrets of securing a quality tenant, at the best price, in the shortest possible time.

Advanced Properties is constantly measuring how long properties take to lease and we are consistently ahead of the average as we offer landlords honest advice on appropriate rental amounts and help them with their property presentation.

Many landlords are taking our advice of having professional photography before the property is let and the results speak for themselves.  On average, properties with professional photography receive double the amount of website traffic and inquiries.  And this translates to people at opens and the application forms coming in faster.

Just like properties we offer for sale, presentation is critical.  Even a two-bedroom unit looks markedly better with the eye of a top photographer behind it.  This small investment in photography can also be used over several tenancies, as long as the property remains the same.

When the market is competitive and tenants have the ability to be a little fussy, all the little things add up to winning a tenant faster.

As we are a large team, we conduct open inspections at all times during the week which offers flexibility for the busy lives that we all lead now.  Holding mid-week opens, as well as additional opens delivers our consistently low vacancy rates and time on market.

At Advanced Properties we screen tenants extensively and check all references before we make our recommendations to the landlord on the most suitable tenant.
